TitlePLUS® launches online title insurance application at LawyerDoneDeal.com

Toronto, ON: TitlePLUS today announced the launch of a new Website that will let lawyers complete and file, online and in real time, a Web-based application for title insurance coverage for their residential purchase transactions, saving their clients both time and money.

LawyerDoneDeal.com will be used by lawyers participating in the TitlePLUS New Home Closing program (also known as GoodStart™), an all-inclusive closing package* for new development homes and condominium projects. However, other TitlePLUS subscribers can also apply for coverage using the site.

The new Website is a collaboration of LAWPRO's TitlePLUS program and LawyerDoneDeal Limited Partnership (LDD), a private limited partnership that is affiliated with CAKEsoft Inc.

What separates LawyerDoneDeal.com from technology initiatives of other title insurers is the underwriting "intelligence" that is built into the Web-based process. Unlike other "online" applications, which create an e-mail form or request at the insurer's end that must be reviewed personally from an underwriting point of view before the application is approved, LawyerDoneDeal.com is fully automated, providing in most cases instant approval for title insurance coverage.

"LawyerDoneDeal.com gives the lawyer complete control over policy issuance and eliminates the time it takes for someone to review and approve the title insurance policy application. This feature alone puts LawyerDoneDeal.com at the leading edge of what is happening on the technology front for real estate lawyers," explains Kathleen Waters, Vice-President of TitlePLUS.

In addition to this instant approval process, LawyerDoneDeal.com offers lawyers and their clients a number of other benefits, including:

  • Streamlined workflow: The LawyerDoneDeal.com Website will interact with a database pre-populated with information specific to each GoodStart project (such as the project legal description, the builder information, title data, and whether the TitlePLUS closing service is available for the project). All the lawyer has to do is enter client and property specific information - such as the client's name, the actual unit number the client is purchasing, mortgage information, and how the client is taking title. To complete the transaction, lawyers will be able to print off all application-related documents, which have been pre-populated with information extracted from the database.

LawyerDoneDeal.com will also provide a checklist to guide lawyers through the final steps in the closing process. An added feature for lawyers is the ability to check on the GoodStart projects they have signed up with and on the closing status of their various projects.

  • Cost savings: TitlePLUS policies obtained via the Web will cost $150 for a new home transaction and $100 for a condominium purchase (up to a $500,000 purchase price), plus a $15 processing fee and applicable taxes.
  • Around the clock access: Because it is Internet-based, lawyers can file their LawyerDoneDeal.com TitlePLUS applications anytime, from anywhere, 24 hours a day, seven days a week.
  • "LawyerDoneDeal.com is an idea whose time has come," says Kathleen. "The explosion of Web-based tools and resources, and the widespread adoption of technology by the real estate bar, make moving the real estate transaction onto the Internet a viable proposition - for the real estate bar and for TitlePLUS."

Using a Web-based processing system for real estate transactions also facilitates the introduction of TitlePLUS across Canada, adds Ms. Waters. TitlePLUS is currently available in Ontario, Newfoundland, and New Brunswick, and is licensed in Prince Edward Island, Nova Scotia, Manitoba and Alberta; LAWPRO plans to make an Internet-based TitlePLUS system available to as many lawyers across Canada as possible in the coming year.
